Policeman hides in couple's house and kills them

A man sneaks into a couple's house and hides while they are dressing for role playing during sex or something. The woman is dressed like a cheerleader I think, and her lover disappears so she looks for him. The man in their house has killed him in the living room I believe, then attacks her and at the end of the movie she severely wounds him but he manages to kill her. He is dressed in a sort of covering to hide himself, then takes it off to reveal a police uniform, and calls for backup while lying that he's been injured during a crime scene or something similar.
